Article I, section 1.  The lots shall be used for private residential purposes only.

Article I, section 2.  No temporary structure, including trailers and mobile homes, shall be permitted or maintained upon any lot.

Article I, section 5.  No permanent or temporary installation of a television or radio receiving or transmitting antenna shall be constructed, placed, or maintained on any lot, except that same may be constructed, placed and/or maintained if it is attached to the dwelling house on such lot, provided that it shall not exceed in height the peak of the roof of said swelling house by more than ten (10) feet.  Satellite dishes must be located in the least noticeable area, such as on the rear of the dwelling or on the side of the dwelling at ground level with a landscape screen. 

Article I, section 6.  Trash receptacles shall be kept in an enclosed area, hidden from view, except on regular collection days when they may be placed temporarily at the curb.

Article I, section 7.  No trucks, buses, travel trailer, boats, boat trailers, utility trailers or campers whatsoever and no disabled vehicles of any description shall be kept or maintained on any street, lot or driveway, except that any of the same may be kept within the enclosed garage.

Article I, section 8.  No signs of any nature whatsoever shall be erected, placed, or maintained on any lot within the premises described, except that a single real estate “For Sale” sign my be so placed on and maintained.

Article I, section 11.  No above-ground swimming pools shall be constructed or maintained on any lot.  In-ground pools my be constructed and maintained thereon.  In any event, no such swimming pools shall be constructed or maintained upon the lots until compliance with article IV, section 1 has been accomplished.

Article II, section 1.  No building shed, fence, wall, swimming pool or other construction shall be commenced, erected, or maintained upon any lot, nor shall any exterior addition to, or change or alterations thereof, including but not limited to exterior facade color change (windows, siding, etc.) and/or change in grade or drainage be made until the plans and specifications with illustrations showing the nature, kind, shape, color, height, materials, and proposed location of same, shall have been submitted to and approved in writing by the association.

If you observe a residence in the development that has high grass, weeds, etc, please contact New Castle County Code Enforcement at 302-395-5555.  Because of practicality and cost effectiveness issues, all complaints of this nature should be addressed to the above agency and will not be handled through the deed restrictions.
